Closing Your Lock-and-Leave Home the Right Way

A lot of snowbirds in Tucson, Green Valley, and Oro Valley leave their homes empty from late spring through early fall. The heat here is no joke, and nobody wants to come back in October to a house that smells like stale air and mystery mildew. I see the results of rushed closings all the time, and a little work before you lock up saves you a lot of grief when you return.

This is the checklist we walk through when we do a lock-and-leave cleaning for a client. Use it yourself, or hand it off to us before your departure flight.

Start with a Full Deep Clean

A standard tidy-up is not enough before a four to six month absence. Tucson summers bring extreme heat, monsoon humidity spikes, and dust that gets into places you would not expect. Any grease, crumbs, soap scum, or organic material left behind becomes a feast for insects and a source of odor by the time September rolls around.

We always recommend a proper deep cleaning before closing. That means:

• Cleaning inside the oven, microwave, and refrigerator, not just wiping the surfaces
• Scrubbing grout lines in the kitchen and bathrooms where moisture and mold can develop
• Wiping down baseboards, ceiling fans, window sills, and door frames where dust settles and insects like to travel
• Cleaning behind and under appliances
• Washing trash cans thoroughly and leaving them dry and empty

If your home in Sahuarita or Vail has had any recent work done, consider a post-construction cleaning first. Construction dust is fine and spreads everywhere. Running the AC on top of it just circulates it through your ducts for months.

The Pest Prevention Steps Most People Skip

Southern Arizona has scorpions, cockroaches, pack rats, and ants. A clean home is not a guarantee they stay out, but it removes most of the reasons they come in. Beyond cleaning, there are a few specific prep steps worth doing.

• Empty and unplug the refrigerator. Prop the door open slightly. A sealed, warm fridge sitting for months grows mold fast.
• Run all drains and then plug them. Dry P-traps let sewer gases in and give insects a highway into your home. Pour a little mineral oil down each drain before you plug it, since it sits on top of the water and slows evaporation.
• Remove all food, including sealed pantry items. Cardboard boxes are nothing to a pack rat or a determined cockroach.
• Seal gaps around pipes under sinks. Steel wool packed into gaps works well as a temporary block.
• Leave no standing water anywhere, including pet dishes, vases, or decorative bowls. Standing water in the summer heat breeds mosquitoes quickly.

Climate and Air Quality Inside the Home

Most Casas Adobes and Catalina Foothills homes with a snowbird owner leave the AC running at a setback temperature, usually around 85 to 88 degrees, to prevent extreme heat damage. That is smart. What most people forget is what the air is doing during that time.

• Replace your HVAC filter right before you leave, not when you return. A clean filter running all summer is better than a clogged one recirculating dust and debris.
• Clean your ceiling fans before you go. Dust on the blades gets thrown into the air every time the fan runs.
• If you have fabric furniture, consider light dust covers. Marana and Flowing Wells homes close to open desert get more particulate dust through window seals than people realize.
• Wipe down all window tracks. They collect dead insects and debris that can smell bad once the heat hits.

A Few Final Checks Before You Walk Out

These are the things we remind clients about right at the end of a move-out or lock-and-leave cleaning visit.

• Take out all trash and recycling, every bin in every room
• Run the dishwasher one final time and leave the door cracked open
• Wipe down all counters with a disinfectant, not just a damp cloth
• Check that all windows are fully latched, since Drexel Heights and South Tucson see strong monsoon winds that can force open a window that is not fully closed
• Leave a small box of baking soda in the refrigerator and one in any enclosed cabinet area that tends to hold moisture
