But after walking through dozens of newly built homes in Marana and Vail, I can tell you that "new" and "clean" are two very different things.

Builders do a rough broom sweep at the end, sometimes a quick wipe-down, and that's about it. Their job is to finish the home, not to prep it for someone who's going to be putting down rugs, setting up a nursery, or cooking the first meal. That last step is on you, and it's worth doing right before a single box gets unpacked.

What Builders Actually Leave Behind

Construction Dust

Drywall dust is the biggest one. It settles on every horizontal surface, inside cabinet boxes, on window sills, inside HVAC vents, and along baseboards. It's superfine and it travels. Caulk and Adhesive Residue
